Enterprise contractors such as the Morgan Sindall and Mace interiors divisions deliver landlord Cat A programmes and corporate headquarters at £5m and above. Mid market design and build firms handle the bulk of occupier projects between 5,000 and 30,000 sq ft. Boutique studios serve companies under 5,000 sq ft where a single team designs, builds and furnishes the space. Start with the size band that matches your floor area, then narrow by what you need.

Cat A covers the basic building services a landlord provides to make a shell space lettable: raised floors, suspended ceilings, basic M&E, fire detection. Cat B is the tenant's responsibility and includes everything to make it work for their business: partitioning, meeting rooms, kitchens, branding, furniture, IT infrastructure, and specialist lighting.
Costs vary by scope and spec. Cat A typically runs £100 to £150 per sqft. Cat B ranges from £50 to £150 per sqft for standard specs, rising to £200+ for premium. A full design and build at mid range spec usually falls between £80 and £120 per sqft. Smaller boutique firms can be more competitive for projects under 5,000 sqft.
A small refurbishment (under 3,000 sqft) takes 4 to 8 weeks from design sign off. Medium projects (3,000 to 10,000 sqft) run 8 to 16 weeks. Large scale fit outs (10,000+ sqft) can take 16 to 30+ weeks. Add 4 to 12 weeks for design and planning before construction starts.
Key factors: relevant experience in your sector and project size, accreditations (ISO 9001, CHAS, Constructionline), repeat business rate (strong indicator of satisfaction), whether they employ tradespeople directly or fully subcontract, project management approach, insurance levels, and recent references. B Corp and sustainability credentials are increasingly important.
Most internal refurbishments don't need planning permission. You may need approval if changing the building's use class, altering the external appearance, working on a listed building or in a conservation area, or making structural changes. Your landlord's consent is almost always required. Check your lease for dilapidation and reinstatement obligations.
